What moved this month

1. Cement eased slightly from the October peak

Fresh market listings on 2 November 2026 put a 50kg bag in Multan at about Rs 1,500–1,600 — slightly below the official PBS average for Multan of Rs 1,653 in early October 2026. If your grey structure is starting now, cement is still the rate to watch most closely, and the delivered price to your site matters more than any listed average.

2. Steel stayed mostly stable

Grade 60 steel is holding around Rs 252–265 per kg in the market (about Rs 252,000–265,000 per ton), with branded mills up to Rs 277 per kg ex-mill. Grade 40 runs a few rupees per kg cheaper — for columns, beams and slabs, Grade 60 is still the normal choice.

3. Bricks depend on the kiln, not the city

Awwal bricks in Multan are around Rs 16,000–16,500 per 1,000, and up to about Rs 21,500 per 1,000 Punjab-wide — because kiln distance and delivery charges matter more than the city average. Ordering direct from the bhatta can save Rs 1,000–1,500 per 1,000 compared to a retail yard.

What this means for a 5 Marla house

Grey structure is roughly 60% of your total house cost — and cement, steel and bricks decide most of it. That is why our 5 Marla cost breakdown starts with these same rates. Before you finalise your budget, run your own numbers with the House Construction Cost Calculator, the Bricks Calculator and the Steel Weight Calculator — all free.

💡 3 buying tips: (1) Never buy all your cement at once — order in batches of 100–120 bags so rain cannot ruin your stock. (2) Get the delivered price to your site in writing, not just the mill rate. (3) Check the weight on a computerised kanda (weighbridge) at delivery — and get an item-wise estimate first with our free BOQ Maker.
